Who publishes this guide
Dahlonega Title Guide is a Gold Peach Realty resource. Gold Peach Realty is a North Georgia real estate brokerage, and the Dahlonega Title Guide Editorial Team writes and checks every page. The guide covers real estate title in Dahlonega and Lumpkin County, Georgia: what a title search covers, how to search the county’s deed, plat and lien records, owner’s and lender’s title insurance, what a title commitment’s requirements and exceptions mean, and the title issues North Georgia mountain land brings.
Independence
This is not a title company, a title insurer, a law firm or a county office. It sells no policy, quotes no premium, examines no title and gives no legal advice. In Georgia only an attorney may issue a legal opinion on the status of title (O.C.G.A. § 15-19-53), so questions about a specific property belong with a Georgia real estate attorney. We do not rank or recommend title companies, underwriters or attorneys, and we are not affiliated with Lumpkin County, the City of Dahlonega, GSCCCA, the Forest Service or any office we link to. They are our sources; they do not review our pages.
How we check facts
Every rule, statute section, date, fee, address, phone number and office hour on this site comes from a source we read and link to, with the date we checked it. Primary sources come first: the Georgia Code, the Georgia rules on surveys and insurance, GSCCCA, the Lumpkin County Code and county office pages, the City of Dahlonega, the CFPB, ALTA’s published policy forms, the Forest Service, FEMA, the Census Bureau and the Georgia Archives.
When sources disagree, we say which says what. One example: the New Georgia Encyclopedia’s county article dates the start of the gold rush to 1828, while its history of the rush finds no documented evidence of Georgia gold until August 1, 1829 (New Georgia Encyclopedia), so we write 1828-29. When something is not published, such as the Clerk’s recording and copy fees, we say so and give the office’s phone number instead of guessing. We publish no premium figures, because we have not seen a filed rate we could cite.
How the tools work
The Title Risk Finder takes your role, the property type and what you know about the land, and returns the checks to run, the office or index to look in and the rule behind each. The Commitment Decoder on title commitments explained gives the plain meaning of common requirements and exceptions. The Records Path on Lumpkin County deed records routes you to the right index or office. None of them scores a property or says whether a title is good; they are checklists built from the same sourced facts as the pages.
How we use AI
AI tools help us draft. People check every fact against its source before a page publishes.
Sponsorship
Nobody pays to appear here, and we have sold no placements. If that ever changes, any sponsored placement will be clearly labeled.
Corrections
If something here is wrong or out of date, email info@goldpeachrealty.com or use the contact page. Tell us which page, what is wrong and, if you can, link your source. We check it, fix the page and update the checked date. Longer answers run in The Abstract, our journal.
Questions people ask
Can Dahlonega Title Guide tell me whether a title is good?
No. In Georgia only an attorney at law may express or issue a legal opinion on the status of title to property, so ask a Georgia real estate attorney.

Does this guide sell title insurance?
No. Georgia requires a title insurer to be a stock insurer authorized to transact only title insurance and closing protection letters. This guide is published by a real estate brokerage and sells no insurance of any kind.

Why does the guide give two dates for the start of the gold rush?
Because the sources differ. The New Georgia Encyclopedia's county article says the rush began in 1828, while its gold rush history finds no documented evidence of gold in Georgia until August 1, 1829, so we write 1828-29.
